Water Management (Control of Legionella)
Water systems (hot and cold) should be properly designed and maintained to ensure that the water quality provided to its users adheres to current industry standards.
In particular, appropriate management practices should be applied in relation to compliance with H&S laws as per Approved Code of Practice L8 (ACoP L8) or/and HTM 04-01 for clinical environments.
The Code applies statutory obligations on the duty holders (persons who are in charge of the property, it could be the head teacher for schools or a director of a company) to implement a controlling scheme to manage the risks of water-borne bacterium called Legionella. The bacterium is responsible for Legionnaire’s disease, which may be contracted by inhaling small droplets of water containing the pathogenic organism.
For healthcare environments where water is an essential medium in undertaking the clinical tasks, we offer in depth analysis of the statutory processes and adapt the best/site/risk specific assessments and recommendations in order to minimise the risks of both Legionella and Pseudomonas bacteria.
Lack of appropriate actions delivered by trained and accredited personnel may lead to a lowering of the maintenance standards and an increase in the risks of the proliferation of the bacteria. The risk areas could for example be little-used water outlets (causing water stagnation), showers, thermostatic mixing valves (TMVs), water storage cisterns, evaporative condensers (air conditioning) or indoor water features.

Between 2020 and 2025, as a ‘hands-on facilities management consultancy service provider, TWO FM Ltd was a proud member of the Legionella Control Association.
Our registration number was 2020/3608.
During that period, we gained extensive procedural knowledge regarding LCA’s strict code of conduct which has helped TWO FM Ltd to build stronger statutory compliance levels in a number of individual water management services.
These remain an essential element of our current service delivery menu which we offer to our customers.
Our membership with the LCA over the 5-year period has been greatly appreciated.
Although within the context of water management services association with the LCA is voluntary and not compulsory, TWO FM has, however, taken the decision, for commercial reasons, to temporarily withdraw from membership of the LCA but our highest standards of compliance and customer service will remain our top priority as our Managing Director is a Senior member of the Water Management Society.
